The short version
- Mold can start when materials stay wet
- Fix the source before cleaning
- Dry wet areas as soon as possible
- Significant mold needs professionals
Why mold follows leaks
Wet insulation, drywall and wood provide what mold needs: moisture and a food source. The longer materials stay damp, the more likely it is to grow, often hidden in attics and wall cavities.
Visible mold may be only part of the problem.
Stop the water first
Drying and cleaning do not work while water keeps coming in. Have the roof opening found and repaired first. Then dry the affected materials.
Moving quickly helps.
Cleanup
Small areas of surface mold may be cleaned, but wet insulation and drywall are often removed. Larger or hidden growth should be assessed by a qualified professional.
Wear protection and ventilate.
Prevention
Fix leaks promptly, keep attics ventilated and check after storms. Photograph what you find for your records.
Ask about moisture testing if you suspect hidden damp.
