The short version
- Sagging, cracking or creaking structure
- Smell of gas or smoke
- Exposed wires or active electrical hazard
- Rising water or unstable walls
Structural warning signs
A visibly sagging ridge or ceiling, cracking sounds, doors and windows that suddenly stick or new cracks in walls suggest the structure is moving. Leave and call for help.
Do not go back in to collect belongings.
Gas, smoke and electricity
The smell of gas, any smoke or burning smell, sparks or exposed live wires mean you should leave immediately and call emergency services or the utility from outside.
Do not turn on lights or use a phone near a gas smell.
Water hazards
Significant water flowing in, pooling near electrical systems or raising a ceiling above you are reasons to leave the area. Standing water near wiring is dangerous.
Keep children and pets away.
After you leave
Call emergency services if there is danger, then your insurer and a roofer. Photograph from outside and wait for an all-clear before re-entering.
Your safety matters more than the house.
