The short version
- Protect the property and document first
- Read your policy for deadlines
- The insurer decides coverage
- Keep records of everything
Protect and document
Take reasonable steps to prevent more damage, such as tarping, and keep receipts. Photograph the damage before anything is moved or repaired.
Most policies expect you to protect the property.
Notify your insurer
Report the loss according to your policy. Ask about deadlines, what documents are needed and how adjuster visits are arranged. Note the claim number and every name and date.
Policies differ, so read yours.
The adjuster visit
An adjuster inspects the damage and writes an estimate. You may have a roofer present to show documented damage and answer roofing questions. Ask for a copy of the estimate.
Be polite and factual.
Decision and repair
The insurer decides what is covered and pays under your policy terms, which may involve deductibles and depreciation. If you disagree, you can ask for a review, provide more evidence or seek advice.
Choose your contractor carefully. This is your decision.
